This may come as a surprise to new agents but you can actually exercise control when working with clients.
This post was inspired by Diana Dahlberg 's question "What is the highest number of homes you have shown one client in a day?" LINK

This may come as a surprise to new agents but you can actually exercise control when working with clients. If you gently explain the how seeing more than 3 homes in a day only creates confusion and anxiety, turning what should be a fun experience into a possible nightmare, you should get them on the same page as you. Once they have settled on 3 homes to look at I give them a legal pad and I tell them to either use their phone or a camera to take pictures. At each home I encourage them to make notes and take pictures of what they "really" like about each house and if there are items that are not deal breakers but annoyances to write those down as well. By the time we have viewed 3 houses my clients usually know pretty quick what to cross off their lists if we have to look at anymore homes. The more time you spend with the clients in a house (any house) the quicker they learn to completely eliminate others and not make it #27 of their list of 50.
As a new agent there is nothing more exciting about showing homes BUT you are not doing your clients or yourself any favors by attempting to see every house on the market.
