It's A Sellers Market... So Color Me Pink!

Pink House"I read in the paper that the housing market is up across the country so I ought to be able to list my home today, it will sell immediately and I can move to beautiful North Dakota by the end of the month, right?"

 

Maybe! Just because housing sales are up nationally does not mean that they are up in every city and in every neighborhood. The old adage still rings true: location, location, location. Also, no matter how hot a market most people are not willing to purchase at any price.

ie. In Minot North Dakota, a hot market that has been driven by an oil boom for the last 5 years, homes in the river valley have been very slow to sell because people fear another catastrophic flood like the one they had in 2011.

The latest news of a hot market is good if you have been hoping to sell but the market has been slow or dead in your neighborhood HOWEVER do not forget that your home will be competing with others.

If you the Seller are expecting Top Dollar keep in mind the Buyer is expecting Top Notch quality. Have a professional make repairs (duct tape and bailing wire don't cut it), clean, paint, landscape, and most of all price to sell!

As my favorite motivational Real Estate speaker says: "Decide if you want to stay or if you want to go". If you want to go, take the steps and ACT like it, if you want to stay quit wasting everyone else's time and take your home off the market. Do you want to stay or do you want to go".

Gilbert has been a very steady and solid market for the past three years or so but there are still outlying areas like Queen Creek and Florence that still have not caught up yet. It's all about location.

It seems to be a crazy market just about everywhere right now.  But you are right - buyers expect nice quality and condition.  Sellers need to get ready!

You are right Belinda Spillman the Sellers who think that because the market has turned that they can sell "as is" will be lucky to get a sale even in a hot market.

Ron and Alexandra Seigel you bring up another good point, besides location timing can be very important as well.
